HOW WE WORK

DIGITAL
We market properies using all sorts of digital tools. This includes using multiple listing services, organic and boosted social media posts, and mass email campaigns to help us find buyers for your property.

We utilize "Just Listed" postcards sent to your local area to help your neighbors learn about local homes going for sale. This allows us to rely on passive networking done by those who may want to move closer to friends or family. We have also used property pbrochures to showcase unique listings.

OTHER
In addition to marketing digital and via print, we ensure quality photos are taken of each listing to ensure that your home creates a possitive and memorable first impression on potential buyers. Additionally, our team has many connections from all across the York area and beyond that will helps us find the perfect buyer for your home.
DIGITAL
With several types and styles of digital posts, we provide an opportunity for your home to reach the interest of various types of possible buyers. Briefly view some examples of ways in which we display these types of posts.
OTHER
Quality Photos.
As you can see from the examples above, we only use high quality photos to show off your home. Additionally, we help give tips, advice, and even help to make sure your home is properly staged for photos and video to help give it the best look.
Branching Connections.
With our team having a combined 50+ years in real estate, we have a wide network of connections and relationships in and around the York area. This gives you a better opportunity of finding a buyer, and quick at that.
Standard Practice.
This is of course all in addition to the standard package you would expect from any agent, such as upload to the MLS, constant communication, and standard Just Listed promotions. With the Gregg Clymer Team, you get more quality with the same amount of money.
Blackberry Road was an interesting property, being a 33 acre farm, the target audience for such a property is vastly different than selling a standard home. As such, we had to take extra measures in order to help sell this property in a timely manner.

SHOWING DETAIL
Thanks to the drone, we were able to show off more intriguing details about this property. For this listing, the value is not in the home itself but in the land. By levying our marketing towards this angle, we were able to focus on this aspect of the property and find a buyer far more quickly than if we wasted time marketing elements of the property that lacked value and interest for our target audience.
Below is a brief video we linked to the MLS so that websites that display virtual tours are able to link buyers to additional information. While this video is not a virtual tour in the sense many typically think, it is still showing off details about this listing in a way in which photos simply can't convey.
SOCIAL MEDIA REELS
In addition to our "Just Listed," posts showing off new properties, we also market properties using video.
These two videos display two angles we took in reels catered to this property. One focused on showing off the land, hoping to garner attention from farmers interested in this property. The second video caters more towards people potentially interested in the home itself, still giving informaiton about the farm itself but catering to the interest of another potential audience.
The opening text of each of these videos is evident of the type of buyer we are trying to attract with these buzz words. Finding different angles to market a property will help ensure that potential buyers don't slip through the cracks.
EMAIL MARKETING
Email marketing is an underused tool used in many industries as many have moved on to just social media marketing. However, email is a very personal medium that can yield incredibly high results.
This is a very basic email we sent out to a list of over 1,000 local real estate agents, brokers, loan officers, and more. By directly targeting people in the industry, we can trust that they will lead whatever potential buyers they may have to us. This email is incredibly basic but gives all the necessary information.
- Why should I be interested in this property? (33 Acre Farm, very unique)
- What is happening with it? (Just Listed)
- Where is it? (2890 Blackberry Rd)
- What does it cost? ($859,900)
- Can I learn more? (See Listing)
After this information is given, we can rely on the realtors to make the next step, reaching out to their buyers that may be interested in such a unique property. We can now let other realtors do the marketing for us now that we've put the property on their radar. This tactic is incredibly useful when marketing more unique properties with lots of land, history, or are simply just a high budget listing.
